BUILDING ATTENDANT (UNIONIZED POSITION)

Building Attendant
​(Unionized Position)
YW Kitchener Waterloo
The Building Attendant will be responsible for some janitorial, cleaning, as well as grounds maintenance, and light maintenance tasks at YW locations within the city.  

MAJOR RESPONSIBILITIES:
  • Drywall repairs and painting
  • Replace light bulbs as needed
  • Minor plumbing and carpentry repairs
  • Perform monthly checks of emergency lights and fire extinguishers 
  • Strip and wax floors 
  • Carpet cleaning
  • Grounds maintenance, including mowing lawn and weeding flower beds
  • Occasional removal of snow and ice
  • Assist in the removal of garbage and recycling as required
  • Clean common areas and washrooms as needed
  • Other related duties as assigned 

QUALIFICATIONS:
  • Previous cleaning and light maintenance employment experience and be able to operate cleaning equipment
  • Ability to operate grounds equipment i.e. riding lawn mower, push mower, etc.
  • Previous experience with operation of a lift truck would be an asset
  • Previous experience in patching and painting walls
  • Previous experience operating power tools
  • Conscientious, willing to take initiative and disciplined in following a work schedule
  • Polite and discrete in contacts with tenants, staff, and the public, maintaining strict confidentiality at all times
  • Must be able to lift approximately 50 lbs.
  • Must have a clean driving record and access to a vehicle 
  • WHMIS training is preferred
  • All other duties as required
  • Must be willing to provide a Vulnerable Sector Police check  

WAGE: $20.66 per hour with an additional 2% in lieu of benefits
START DATE: As soon as possible 
HOURS: CASUAL
Working hours and days may vary based on needs. 
On-call basis to cover vacations, and other absences, or when additional work arises.

QUALIFICATIONS
​A feminist understating of women and abuse and the dynamics of homelessness usually obtained through a combination of a degree and/or diploma in the social sciences, and relevant work experience. Preference will be given to those familiar with the welfare system and those who have experience in a shelter setting. Crisis, suicide intervention, and an ability to successfully resolve conflict are required skills. Valid Standard First Aid and CPR-C are required.

RESPONSIBILITIES 
As a member of a multi-disciplinary staff team, you will offer ongoing support to meet the housing, financial, and life support needs of women in residence; answer telephone inquiries regarding emergency housing; complete intakes and intake related tasks; keep accurate records of medication held for residents; and resolve conflicts between residents. Must be able to lift up to 25 lbs. 

RATE: $22.308 per hour, with an additional 2% in lieu of benefits
HOURS: 58.5 hours per pay period
EXPECTED END DATE: December 31, 2021

YW Kitchener-Waterloo invites applications for the permanent full-time position of: 
Property Manager
YW Lincoln Rd Supportive and Affordable Housing

GENERAL PURPOSE: Oversees the day-to-day property management of YW Lincoln Rd Supportive and Affordable Housing and as part of a cooperative management and supportive housing community.

REPORTS TO: Director of Homelessness and Housing Services

MAJOR RESPONSIBILITIES:
  • Coordinates and monitors all contracted services for YW Lincoln Rd Supportive and Affordable Housing, and maintains facility and grounds.
  • Supervises the day-to-day activities, and maintains the budget for the building and keeps detailed records.
  • Responsible for preparation of annual work plan and overseeing implementation of preventative maintenance.
  • Ensures building is kept in good repair and monitors adequacy of capital reserve funding.
  • Instructs in and ensures implementation of fire prevention and response, and other safety matters.
  • Responds to requests or complaints from tenants about property management issues and facilitates problem solving.
  • Assists the Support Services Coordinator in making decisions about eligibility, and availability of social services and income support to tenants. Advocates on tenants' behalf as requested or delegated.
  • Selects tenants according to Regional Municipality of Waterloo’s Coordinated Access and Community Housing procedures.
  • Assists successful applicants with move-in arrangements, and ensures proper orientation of new tenants including policies and procedures and monitors their compliance to them.
  • Consults with the Director of Homelessness and Housing Services about non-compliance issues and advises the Director of needed policy and procedural changes.
  • Receives and processes monthly rents. Maintains tenant records and verifies income and household status on an ongoing basis.
  • Prepares and submits required financial and statistical reports and notifies Director of Homelessness and Housing of rent in arrears. Responsible for ensuring optimal cash flow.
  • Involves tenants in consultation and action around environmental and conservation issues and actively supports the implementation of environment responsible programs.
  • First line of contact in an eviction or dispute, as well as in the general legal functioning of a rental property.
  • Participates in Regional Municipality of Waterloo’s Coordinated Access system to ensure equitable access to housing for women and participates in the development of regional policies and procedures.
  • Maintains records of the functioning of the property. This includes all rents, income and expenses and records of complaints, repairs, leases, maintenance requests, invoices, and insurance costs.
  • Performs other related duties as required and delegated.
  • Occasional on-call or after hours responsibilities.

QUALIFICATIONS:
  • Knowledge of property management, mechanical systems, contracting, purchasing and tendering.
  • Completion of a university degree or college diploma in a related field.
  • 1-2 years of practical experience in property management.
  • Familiarity with the Ontario Building and Fire Codes, the Tenant Protection Act and Occupational Health and Safety Act, Residential Tenancies Act, the Regional Municipality of Waterloo guidelines and any other relevant information.
  • Analytical, problem solving, and excellent organizational skills
  • Ability to write letters, memoranda and notices to applicants, tenants, contractors, and service provider agencies.
  • Ability to communicate effectively with staff, tenants, and members of the public.
  • Ability to interact with women facing physical, mental or emotional challenges.
  • Understanding and sensitivity to the needs of low-income, women led families and tenants with special needs.
  • Experience with budgeting and financial reporting.
  • Strong supervisory and dynamic leadership skills.
  • Strong administrative, computer skills including experience with Microsoft Word and Excel.
  • Vulnerable Sector Screening.
